Single-Family Homes Among the Lakes
Most of Deltona is single-family homes on individual lots, spread across rolling ground with lakes scattered throughout. Because the original development was platted lot by lot, new homes still go up on vacant lots between older ones, so a brand-new house can sit on an established street. There is no traditional downtown; most shopping is along the main boulevards and near the I-4 interchanges.
The Commute South
I-4 runs along the city's western edge with interchanges at DeBary Avenue, Saxon Boulevard and SR 472, and from there it crosses the St. Johns River straight into Sanford, Lake Mary and the rest of Seminole County. SR 415 along the southeast side is another way into Sanford. SunRail's DeBary station sits just southwest of the city, and since 2024 the line also stops in DeLand to the north.
Lakes, Septic and Stormwater
The lakes that give Deltona its character also need checking. After Hurricane Ian in 2022, heavy rain raised lakes that drain slowly, and some roads and yards in the city stayed underwater for weeks. Most homes here also rely on septic rather than city sewer. Before you buy, we pull the flood zone and any flood history for the address, ask about the septic system's age and service records, and recommend a septic inspection alongside the home inspection.
