Tuscawilla and the Established Neighborhoods
Much of the city sits in Tuscawilla, a planned community built around the private Tuscawilla Country Club and split into many subdivisions, most with their own HOA. Homes are largely single-family on mature lots. Tuscawilla properties also pay an annual city assessment for the Tuscawilla Lighting and Beautification District, so we pull that along with HOA dues before you compare monthly costs.
The Town Center and the Trail
Winter Springs Town Center, where Tuskawilla Road crosses State Road 434, was planned as a walkable main street with buildings set close to the sidewalk. The Cross Seminole Trail runs through it, north toward Lake Mary and south through Oviedo to the Cady Way Trail toward Winter Park. If you want to walk or bike somewhere useful, live near the trail.
Lake Jesup, Parks and the Commute
Central Winds Park sits on Lake Jesup with ball fields, a fishing pier and a dog park. The lake is shallow and known for its alligators, so it is for fishing and wildlife watching, not swimming. For commuting, the 417 toll road runs along the east side of the city, and State Road 434 heads west toward Longwood and I-4.
