Beachside or Mainland
Beachside puts you a short walk from the sand. The mainland has Beach Street and the Riverfront Esplanade along the Halifax River, older neighborhoods near downtown, and newer communities west of I-95 around LPGA International, including Latitude Margaritaville, a 55-and-over community off LPGA Boulevard. Embry-Riddle Aeronautical University, Bethune-Cookman University and Daytona State College are all on the mainland side.
Flood Zones, Insurance and Condo Rules
This is the part of a Daytona Beach purchase that needs the most homework. Hurricanes Ian and Nicole in 2022 stripped sand and collapsed seawalls along this stretch of the Volusia coast, and several oceanfront buildings had to be evacuated. Before an offer, we pull the flood zone, ask for an elevation certificate and a wind mitigation report, and get real insurance quotes, since flood coverage is a separate policy from homeowners insurance.
For condos, Florida's post-Surfside laws require milestone structural inspections and reserve studies for many older buildings. We review the association's inspection reports, reserves and any planned special assessments before you commit.
Speedway, Events and Seasons
Daytona International Speedway, home of the Daytona 500, sits on the mainland next to Daytona Beach International Airport, with the shops and restaurants of One Daytona right beside it. Race weeks, Bike Week and spring crowds bring heavy traffic to parts of the city, which matters if you are looking near International Speedway Boulevard or the beach. When timing allows, we see a property on a busy weekend as well as a quiet one.
