Real Estate Agent in Poinciana, FL

Poinciana is a large unincorporated community south of Kissimmee that straddles the Osceola and Polk county line. It was planned as a series of villages under one master association, its first homes went up in the 1970s, and it has grown quickly since the 1990s. It is one of the more attainable places within reach of Kissimmee and Orlando, with a few local rules worth understanding first.

One Community, Two Counties

The county line decides a home's property tax rates, school district, and which county handles permits and services, and the mailing address does not settle it: many Polk-side homes still carry a Kissimmee address. We confirm the county and school assignment for the exact parcel before you commit.

How the Association of Poinciana Villages Works

Most of Poinciana sits within the Association of Poinciana Villages (APV), a master association over the individual villages. Each village elects a board, the village presidents sit on the master board, and owners pay an annual assessment for the shared pools, parks, and programs. Some neighborhoods add a sub-association with its own dues. Solivita, the gated 55+ community on the Polk side, is no longer part of the APV and has its own HOA plus two community development districts.

Getting Around

The Poinciana Parkway (SR 538), a Central Florida Expressway Authority toll road, links the community with US 17-92 toward I-4, and Pleasant Hill Road runs north into Kissimmee. Poinciana is also the southern end of SunRail, with a train to downtown Orlando. Valencia College has a campus here, HCA Florida Poinciana Hospital is on Cypress Parkway, and The Nature Conservancy's Disney Wilderness Preserve sits at the community's edge.

Frequently Asked Questions

Is Poinciana in Osceola County or Polk County?

Both. Some villages are in Osceola County and others in Polk, and the line affects taxes, schools, and county services. We check the exact parcel, not the mailing address.

Is the APV assessment optional?

Not for homes in the APV villages. The board sets a budget each year, and unpaid assessments can become a lien on the home, so we confirm the account is current before closing.

Can I commute to Orlando from Poinciana?

Many people do, by car or by SunRail from the Poinciana station. Drive times vary a lot by village and route, so we test yours at your actual commute time.
